We are glad to say that Vainodes is one of the best architectural and nature-friendly examples in our portfolio. It is designed by Tija Rudzite, 5.iela architect bureau, and built in 2014. The main eye-catcher of the building is the materials used – long solid wood beams mixed with a glass façade. The project’s author has implemented the idea of creating a front garden in the courtyard of the building, which creates a cosy park atmosphere alongside the crowded Kārļa Ulmaņa avenue – the road connecting Riga and Jurmala resort. Wood is also widely preferred in the interior of the building, in the decoration of the doors, and in the choice of interior items. Noteworthy is the entrance lobby of the building – a two-story-high sculptural interior object – a peculiar interpretation of the wooden board cladding, but in completely different quality. The 46 individual panels of the object are made of wood species growing in Latvia – pine, spruce, larch, oak, ash, linden, maple, aspen, elm, black alder, and birch. The building is also well equipped from an engineering point of view. There is a common centralized ventilation and cooling system throughout the building, controlled by the building management system, ensuring the most efficient use of resources in terms of energy consumption. The total leasable area of the building is 8,052 m² and it is fully occupied. The anchor tenant is JSC Latvian State Forests (about 90% of GLA), other tenants include pharmaceutical company Abbvie and a Daily cafeteria. JSC Latvian State Forests turnover in 2019 was EUR 375.131 million and according to Nasdaq Riga and Prudentia, they were in the second place in 2019 as the most valuable company in Latvia with a value of EUR 753.9 million.
